WANTED: Full Time Property Maintenance Person
Looking to replace the person who has held this position for the last 6 plus years, now relocating to the mainland for family reasons. You would be responsible for working on, managing and often times leading – with one or more other workers – the ongoing maintenance and property improvement projects for three North Shore properties, various vehicles, and possibly (though rarely) short trips to work on a rental property in San Francisco.
YOU NEED TO BE:
> Responsible, hard working, self-motivated, honest and able to communicate well.
> Able to provide good solid referrals / references from previous employers or customers.
> Be a legal worker, as you will need to fill out a W9 form and pay taxes.
> Have a cell phone on your body and able to be called during working hours, and receive messages during non-working hours.
> Have your own reliable, insured vehicle, preferably a truck that you don’t mind using to pick up some materials and supplies in, and move tools, etc. between project sites.
> Want and need a full time job starting at 7:30 or 8 am and ending around 4pm., 5 days a week. Occasionally you may need to work longer to get a project completed, or do something over the weekend, but most days will be a standard 8 hr. day, with 30 minute lunch break…longer if desired and you are willing to work that much longer.
YOU ALSO NEED TO BE: as skilled as possible in the following areas:
> Landscaping installation and maintenance, including installing and maintaining basic landscape irrigation systems.
> Residential painting, interior and exterior.
> Construction and Renovation: at least basic carpentry skills.
> Automotive maintenance: at least basic skills such as changing oil, fluids, flat tires, etc.
> Internet and computer skills, basic filing and bill paying and other light office type skills are desirable but not absolutely necessary.
NOTE:
1) More than basic skills in any of these areas would be ideal but not necessarily required. But you need to enjoy doing this type of work and want to get better at these skills, plus obtain others.
2) If having the freedom to get out on a regular basis during the week to surf, windsurf, kite board, etc. is important to you, this wouldn’t be the right job for you. PAY: will be based on your experience and abilities, but the person you will be replacing started at $12 an hour with fairly minimal skills and worked up to $22 an hour / $42,000.00 a year working as an “independent contractor”. We may want to or need to change this to a “full time employee” position, including the option of Health Care if desired. Initially though, we would start out on a trial basis with you being an “independent contractor”.
